County approves F.D. “Buddy” East Parkway PUD

Following the approval by the Lafayette County Planning Commission, the Board of Supervisors approved a Planned Urban Development to be located on F.D. “Buddy” East Parkway on Monday.

The development, Laurelwood, is the second PUD the County has approved in the past three months. The Board approved the initial overlay designs for a PUD on Old Taylor Road on Aug. 5 after the Planning Commission approved it in May.

Laurelwood, which is being developed by J.W. McCurdy, will include 253 units. Of those, 108 meet the affordable housing definition Lafayette County has been using. The price for those units, which are described as Cottage Homes, range from $160,000 to $220,000, according to Lafayette County building inspector Joel Hollowell.

McCurdy asked for a PUD approval, which allows him to make smaller lot sizes and be able to cluster the homes in order to get the density proposed.

“The density would allow for over 300 (units), but they’re not able to do that,” Hollowell said. “Because of the steep slopes they are not able to get the maximum density items. …There are hollows and steep slopes that would make this property difficult for (McCurdy) to develop.”

A public hearing was held during the Board’s regular meeting on Monday, but nobody in attendance spoke up in favor of or against the PUD.

The PUD will be located off of F.D. ‘Buddy’ East Parkway South, across from the Lafayette County High School campus. County Road 4016 will serve as one of the two entrance roads into the 96.13-acre property. Laurelwood Drive will be constructed just north of CR 4016 for the second entrance.

There are plans for three different styles of homes, which will make up the 253 units. The 108 Cottage Homes, Village Home lots (66) and Manor Home lots (79) are listed in the plans. The Village Home lots will take up 9.48 acres and have a minimum lot size of 5,780 square feet. Cottage Homes will take up the most acreage of the three styles, with 24.71 acres, and offer lot sizes of at least 7,500 square feet. The Manor Home style will be the biggest option of the three styles, taking up a minimum lot size of 8,750 square feet and using up 22.82 acres.

A Greenbelt/Common Open Space will take up 22.13 acres, and the subdivision will include bike and walking trails, a community clubhouse and a pool.
